What is a PUD Townhouse?

Today I showed my South Pasadena buyers a 3 bed/2.5 bath craftsman style detached PUD currently listed for $769,000. If your wondering what a PUD townhouse stands for it is a Planned Unit Development. A PUD townhouse means you actually own the land your townhouse sits on, and usually has a small back yard. HOA dues for PUDs are usually lower than condominiums because there is less to maintain. In the case of this home, the HOA dues are only $125.00. Buyers should not be afraid of owning a PUD as long as the HOA is financially sound and doing its job.

This home was built in 2008 and sold for $775,000. I previewed 3 townhomes today in the Mission Meridian Village, which is in the heart of the Mission West District of South Pasadena. These townhomes are conveniently located within walking distance to the Metro Gold Line, farmer's market, shops, and local restaurants. The first 2 units I looked at were similar except for square footage. They were both 3-level townhomes and have plenty of natural light and nice updates throughout. The 3rd townhome is actually the only single family residence located in the Mission Meridian Village. Instead of having 3 bedrooms like the first 2 units I previewed, this home had 4 large bedrooms including 2 master suites.
